5 SIMPLE STEPS TO YOUR SUCCESS

PHASE I – NEEDS ANALYSIS AND PLANNING

Foremost will help you define your overall requirement based upon goals, objectives, market knowledge, and definition. All data will be gathered and reviewed to identify and assist in the selection of consultants such as architects, engineers, technology, moving consultants, etc. Finally, team roles and objectives are defined while setting a project timeline.

PHASE II – RESEARCH AND STRATEGY

Foremost’s proprietary software, which tracks all direct and sublease spaces available, is an integral tool used during Phase II. During Phase II Foremost will complete a thorough market assessment and survey. When completed, a matrix of short-listed alternatives will be developed with a complete list of all comparable. A qualitative analysis of options, including recommendations, will be presented followed by building tours.

PHASE III – NEGOTIATION

The negotiation phase begins with the preparation and distribution of Requests for Proposals or Letters of Intent to the representatives of the properties we have identified. Foremost will carefully scrutinize each response and prepare a comprehensive financial analysis. In addition, a competitive evaluation of construction, technical, and architectural needs will be completed along with a detailed critique of each lease draft. We will then work closely with your attorney on lease documentation, ensuring that your final selection meets the requirement goals.

PHASE IV – CONSTRUCTION AND MOVE

PHASE V – LEASE COMMISSIONING

Occupancy does not mean that our job is finished. After you have moved in, we will provide a lease abstract, monitor key dates, and review operating expenses. Lease audit assistance is available and we will take a proactive role in forecasting future needs and providing market updates as necessary. Finally, you can rely on Foremost to provide continued support and assistance in managing landlord relationships and negotiations as well as any unexpected issues that may arise.
